On one of the most beautiful lakeside properties on Lake Starnberg, something is being created that no one here had expected. The listed Villa Zitzmann will not become a luxury hotel with a large spa and wellness area, but Villa K, a "happening place," a retreat, a feel-good oasis for socially disadvantaged children and young people, single parents, young activists and volunteers of all ages.


Villa K is a mixture of creative seminar house, affordable family hotel and progressive adventure playground. A public guesthouse that sees itself as a social business.  The focus is on the promotion of children and young people.
Future-relevant topics such as sustainability, environmental and animal protection, media competence, creativity, inclusion, justice and social commitment form the cornerstones of the content program.

The first users in 2022 will be refugee children and their escorts from Ukraine.
